The Standard Residences Hua Hin: Sansiri Reports 40% Sold
Sansiri says The Standard Residences, Hua Hin is now more than 40% sold. The launch numbers from 2024 show how the ฿4.5 billion Khao Takiab project has changed, and what ฿275,000 a square metre buys.
Sansiri says The Standard Residences, Hua Hin is now more than 40% sold, with the ฿4.5 billion beachfront condo ready for owners to move in. The developer gave the figure at a relaunch on 20 October, reported by Thai business daily Thansettakij.
The 251-unit project sits on 9 rai of freehold beachfront at Khao Takiab, about 300 metres from the Tamarind and Cicada markets. Sansiri bills it as the first beachfront condominium anywhere under The Standard name.
Two and a half years on
The more interesting numbers are the ones from launch day. When Sansiri unveiled the project in February 2024, it listed 245 units with prices from ฿8.99 million and move-in pencilled for the second quarter of 2026. It also aimed to sell 60% before transfers began, The Standard reported.
Today the building is finished, the unit count has grown by six, and the entry price has risen by ฿2 million to ฿10.99 million. Sales stand at a little over 40%, short of that pre-transfer goal. The top of the range has come down, though: the two beachfront pool villas, then priced up to ฿100 million, are both sold, and the condo units now top out at ฿49.99 million.
None of that makes the project a flop, and Sansiri hasn’t said how many buyers have already transferred. But it does put the “40% sold” headline in context.
What ฿275,000 a square metre buys
Thai daily Naewna puts the project at about ฿275,000 per square metre. That is close to three times Sansiri’s own Cabanas Hua Hin, set about 300 metres back from the beach at roughly ฿100,000. It is more than five times the ฿50,000 of its HUB Hua Hin studios.
So what is the premium paying for? Mostly three things:
- The beach itself. Freehold beachfront plots in Hua Hin are rare, and this one comes with about 4 rai of shared space.
- The brand. Residents get year-round privileges from The Standard, subject to the brand’s terms. Sansiri estimates the name adds a price premium of about 20%. That is its own estimate, not a promise of resale value.
- The extras. A pickleball court and a bowling alley, which Sansiri says no Thai condo has offered together before, plus a mud lounge, salt sauna, pet park and pet-friendly rules throughout.
One detail buyers may miss: The Standard is no longer Sansiri’s brand. Sansiri sold Standard International to Hyatt, a deal completed in October 2024. Hyatt’s global head of branded residential spoke at the Hua Hin relaunch, so the brand link remains, but the brand owner and the developer are now separate companies.
Who Sansiri is betting on
Sansiri’s managing director, Uthai Uthaisangsuk, framed the project around long-stay buyers rather than weekenders, people choosing Hua Hin as a place to live for part of the year. Naewna reports that the town’s buyer base is shifting the same way, with long-stay residents from Europe, Russia and Scandinavia paying higher rents and staying longer.
Getting here is also getting easier. The southern double-track railway through Hua Hin is fully running, the M82 motorway out of western Bangkok opened in August, and runway work at Hua Hin Airport is aimed at direct international flights. For a Bangkok buyer in their thirties or forties, that changes the maths on a weekend place.

If you are comparing it with older beachfront condos nearby, ask for the common fees, the brand-privilege terms in writing, and how many units remain in the foreign-ownership quota, which Thai law caps at 49% of a building’s floor area.
